One can expect the 'new' global investor to:

  • *  Be informed and demand better service from the industry
  • * Not make decisions based on thin slices of information but demand openness and transparency
  • * Be skeptical of promises made by developers on their websites and brochures
  • * Be wary of pre-construction properties, preferring to purchase completed real estate with amenities they can enjoy right now.
  • * Want to understanding the financial health of the community before they invest
  • * Expect substantial discounts on the market highs of 2007
  • * To haggle, even when it comes to high-end properties
  • * To be drawn to real estate that is a bit low key
  • * To be interested in properties that generate revenue in the short term.
  • * To be motivated by lifestyle factors (not just financial gain)
  • * Focus on regions with a low cost of living, good health care and safe streets
  • * To avoid areas with over-supply risk and copy-cat developments
  • * To seek safe haven investments and tax friendly environments
  • * Be interested in contributions to larger concerns such as environmental preservation, the local community and sustainable approaches to building, water, and energy

So true. Just as properties were purchased in countries like Thailand for families to stay over and holiday while execs from UK and US visited their factories in Vietnam, so to is it likely to happen in South Africa.

Jobless Whites Move Into Shacks Faster Than Blacks 08 December 2009

ShacksAlthough whites remain South Africa's top income-earners, jobless whites are moving into shacks faster than any other race group. And, in another sign government efforts to provide formal housing for the voting masses have failed, the growth in the number of shack dwellers of all races continues to tick up.

These findings were released by the South African Institute of Race Relations, which this week slated black economic empowerment as a failure that was, in effect, encouraging whites to become more entrepreneurial and blacks more dependent on the state.

Whites still earned significantly more than other race groups in South Africa in 2008, according to the latest South Africa Survey, published by the SA Institute of Race Relations. The average per capita income in South Africa in 2008 was R32 559, while per capita income for whites was R135 707, it said.

Property on the coast proving popular for Brits 05 May 2009

Castle_WalesHome movers in England and Wales are increasingly moving to the coast where property is more popular than ever.

Research from Halifax shows that seaside towns and coastal countryside have experienced the highest levels of net internal migration between 1997 and 2007.

Some 80% of local authorities experiencing a growth of incomers are located on the coast and it is London that has seen the biggest drop in internal migration.

'There have been significant population movements across England and Wales during recent years. Coastal areas have proved to be popular destinations for people to move to as many people have sought to take advantage of the benefits of living near the sea,' said Martin Ellis, Halifax economist.
